WHY CONROE? UNDERSTANDING THE APPEAL OF MONTGOMERY COUNTY’S SEAT

Mention visible and fast-growing cities in Texas, and the first ones that typically come to mind are Frisco (in North Texas), New Braunfels (near San Antonio) and Cedar Park (north of Austin). But when it comes to population growth, don’t ignore Conroe, Texas.

Located 40 miles north of Houston, Conroe was named among SmartAsset’s top five “Boomtown” cities, because of population and housing growth. Specifically, Conroe’s population of 89,959 in 2020 represents a 39.3% growth rate from the 56,207 reported in 2010. Also, being the seat of Montgomery County, which boasts a 9% GDP growth hasn’t hurt matters, either.

Conroe (and Montgomery County) also regularly come out on top when it comes to rankings, including best area for outdoor activities in Texas, and best Texas counties in which to raise a family.

Known as the “Miracle City” because of the discovery of vast oil wells during the Great Depression, Conroe today comes out on top for the following reasons.

Location

Situated on Interstate 45, Conroe is convenient to Houston and a little over an hour away from the Gulf of Mexico beaches. Conroe also offers a lot of outdoor things to do in its own backyard, as well. Lake Conroe is a magnet for those who like water sports, while others can enjoy hiking and biking in the nearby Sam Houston National Forest and W.G. Jones State Park. Conroe offers plenty of museums, shopping and dining options as well.

Affordability

While Conroe continues to grow, it remains relatively affordable. The city’s cost of living is 5.1% lower than that of the United States. Meanwhile, housing expenses are 11% below the national average, while utility costs are 13% lower than the nation as a whole. Also below the national average in terms of cost? Groceries and transportation. Conroe is better for many budgets.

Schools

The Conroe Independent School District is recognized one of the best Houston area school districts in 2020. The ISD oversees 42 elementary schools, seven junior high schools and five high schools, attended by approximately 61,300 students.

Over the years, the CISD has been recognized for excellence in school budget presentation, high academic achievement and a 96.4% graduation rate (one of the highest in Texas). It also recently was named a Top Workplaces in 2021 by the Houston Chronicle.
San Jacinto Elementary, Grangerland Intermediate, Moorhead Junior High and Caney Creek High School serve residents of ARTAVIA.

Old and New

Conroe has done a great job integrating its past roots with modern touches. Downtown Conroe is a historic Texas town that offers galleries, live theater, restaurants and world-class breweries. The Heritage Place Amphitheater provides family friendly festivals and outdoor concerts. For more of a modern take, commercial development continues to boom within the city itself, and along Interstate 45. Those traveling along the interstate will find plenty of shopping and entertainment from the Outlets at Conroe, Conroe Marketplace and Montgomery Plaza, all with stores to meet every need. In short, Conroe combines character and history with all the contemporary amenities.

That is Conroe, in a nutshell. And, if you’re interested in moving here, choose ARTAVIA as your home base!
